Location — Edgewater Miami

Villa Miami Residences occupy a 200-foot direct Biscayne Bay frontage in Edgewater, the bayfront residential corridor between the Design District and Downtown Miami — five minutes to the Design District and Wynwood, ten minutes to Brickell and Miami Beach.

The Building Story

Villa Miami began with an unusual premise: instead of hiring a hospitality brand to license its name, Terra and One Thousand Group brought in Major Food Group — the restaurant group behind Carbone, ZZ's Club, Sadelle's and Contessa — as the curator of how residents actually live in the building. MFG's involvement is programmatic rather than cosmetic: a residents-only two-level restaurant with a bayfront bar, private dining rooms, in-residence dining, and an In-House Curator working alongside the Estate Manager to run the social calendar. It is the group's first residential project.

ODP Architecture answered that brief with a tower that deliberately avoids the all-glass vocabulary of the Miami waterfront. A cast-bronze exoskeleton wraps the residential levels and reads as warm rather than reflective; below it, the amenity podium is faceted like a cut stone. Charles & Co carried the same Italianate warmth inside — travertine and Greige Onyx porcelain, Taj Mahal quartzite, custom Italian lacquered cabinetry, brass and fluted glass — with kitchens custom-designed with Mario Carbone. Enzo Enea designed the landscape across the bayfront terrace and podium gardens.

Construction Timeline

The project is in pre-construction. Sales launched with contracts written under the developer's prospectus, site work and foundation stages are underway at 710 NE 29th Street, and vertical construction follows the standard South Florida sequence of foundation, podium, then residential levels. Delivery is targeted for 2027. Buyers should treat all dates as developer targets subject to permitting, weather and construction conditions.
