Villa Miami Residences rises 55 stories at 710 NE 29th Street, directly on Biscayne Bay in Edgewater. The tower holds 70 residences across 49 residential levels, with three full floors — roughly 20,000 square feet — given over to amenities. It is a deliberately small building for its height: half-floor and full-floor homes, a duplex collection, and the Villa Triplo penthouses crowning Levels 53 through 55. Delivery is targeted for 2027, and the building is currently in pre-construction, with contracts written under the developer's prospectus.

Edgewater — the address

Edgewater sits between the Miami Design District and Downtown, on the last stretch of genuinely open bayfront in the urban core. From the site, the Design District and Wynwood are about five minutes away, Brickell and Miami Beach about ten, Bal Harbour and Coconut Grove about twenty. Miami International Airport is roughly fifteen minutes; private aviation runs through Opa-Locka Executive Airport. Who is building it

Villa Miami is developed by Terra (David Martin) together with One Thousand Group — two of the most established names in South Florida development, with a combined record across Grove at Grand Bay, Eighty Seven Park and One Thousand Museum. Architecture is by ODP Architecture, whose scheme wraps the tower in a cast-bronze exoskeleton above a faceted, gemstone-inspired amenity podium — a quieter counterpoint to Miami's all-glass towers. Interiors are by Charles & Co (Vicky Charles), with landscape design by Enzo Enea. The residential program is curated by Major Food Group — the hospitality group behind Carbone, ZZ's Club and Sadelle's — in its first residential project.

What is inside

The amenity levels read more like a private club than a condominium deck: a bayfront pool terrace on Biscayne Bay with an adjacent Lake Como–inspired floating pool, an Italian thermal-spa suite with steam, sauna, hot and cold plunge and salon, a Technogym fitness floor with yoga, pilates and boxing studios, recovery lounges, a screening room, a residents' club with library, boardroom and games room, and a children's playroom. Dining is run by Major Food Group: a two-level residents-only restaurant with a bayfront bar, plus private dining rooms.
