What "Bayfront" Actually Means
In Miami, "bayfront" is a specific product category — buildings that sit directly on Biscayne Bay with deeded waterfront frontage. It is not the same as "bay view" (any unit that can see the bay from a distance). True bayfront product is increasingly scarce: Miami no longer permits new direct-bay parcels at the scale of the early 2000s, and existing bayfront land is largely built out across Edgewater, Brickell waterfront, and select Coconut Grove parcels.
Why Bayfront vs Oceanfront
Bayfront offers what oceanfront cannot: calm water (no Atlantic surf), boat-dock access from the building, sunrise over the water and sunset over the skyline (true 180° water-and-city exposure), and immediate proximity to the city core.
